Depends on asking where in the world. This could be a regulated market (where prices) are determined by the Board or deregulated.
It also depends on if you ask on the domestic and commercial real estate.
To rent a house in my town is 10% of the local Institute of Real Estate until the late 80s when he was fully deregulated. 8% -10% is the norm at the time, with some agencies, as low as 5%.
But I do not see how any of you this is ...
The best way to find out to some local agencies to call and ask them what they are usually free of charge. And remember: You get what you pay for. A discount rate does not always mean the same level of service, especially if only one or two objects with the agency.
The prices vary depending on the type of goods, services, rules on the local market and how it relates to the administration of real estate.
You do not have enough experience to reduce it further. Maybe better if you ask again, but get more information.
